Cancellations
Cancellations of reservations made 8 or more days prior to arrival are without charge.
Bookings cancelled 7 days or less before arrival will be charged a non-refundable cancellation fee of the total cost of the booking.
Group Bookings (4rooms or more)
Changes and cancellations to bookings made up to 28 days prior to arrival are without charge.
Bookings cancelled within the 28 days before arrival will be charged a non-refundable cancellation fee of the total cost of the booking.
Amendments
Amendments to reservations made 8 or more days prior to the arrival date are free of charge.
Amendments to reservations 7 or less days prior to arrival may be subject to charge.
A change of arrival datemade 7 day or less before arrival can be made if the reservation is paid in full at the time of the amendment and the reservation will be non refundable.
Payment will be taken on arrival.To help us keep our prices competitive and reduce our bank charges we prefer to take payment by cash or bank transfer.If you prefer, we can accept debit cards, Visa and Mastercard.We can provide bank details if you prefer to pay by bank transfer.
We recommend that you take out travel insurance at the time of makingyour reservation.
Reception is open for arrival between 4 and 8pm.We ask guests to check out by 11am to allow the room to be prepared for the next guests.
Breakfast is served between 0800 and 0930; please let us know if you have any special dietary requirements
We reserve the right and you hereby authorise us to charge your credit or debit card for any damage incurred to your room or the Hotel during your stay (including without limitation specialist cleaning) or for any items that are missing when you leave.
Maximum number of guests per room is 2 with the exception of the Superior Garden Room where we can accommodate 3 guests with prior notificaition.
IrnBru is not permitted in No 45 as the dye used in the drink cannot be removed from soft furnishings in the event of spillage.The cost to replace any item stained with Irn Bru will be charged to the guest.
Cooking is not permitted in the guest house.
We understand accidents happen.If you spill anything on our carpets or soft furnishings please let us know immediately to allow us to take remedial action and avoid staining.
Cars and their contents are left at the owners/customers own risk. We do not accept responsibility for loss or damage (save as may not be excluded or restricted by applicable law).
There is an EV charger available to guests on a first come, first serve basis.A charge per KW will apply, please contact us for more information.
Guests are requested to conduct themselves appropriately at all times and to comply with Company procedures and/or requests with regard to conduct and respect for the property of No 45, its employees and guests and their health and safety.Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the guest house, or cause offence to other guests or our members of staff.We reserve the right to refuse accommodation or services or remove you and members of your party from the guest house if, in our reasonable opinion, we consider this provision to have been breached. Where this is the case shall have no obligation to refund you for lost accommodation, other services or any other loss or expense incurred.
Guests are not permitted to smoke in rooms or public areas.
The cabin at No 45 is available on a self catering basis.
Pets are not permitted in guest bedrooms or public areas.
